  The size of the house should be logical. You should not build a house that is too huge, it will be inconvenient to walk from room to room, dimensions should be in moderation. Very few people like a very large house; you can find a lot of unhappy reviews of owners of huge houses. In addition, the cost of heating a huge house, too, will be rather big. Do not forget about real estate tax, the larger the area, the greater the tax.

Similarly, you need to think about whether you need in the house several floors. If the family is small and requests for space are modest, it is better to do with a one-story house. But a two-story house still has advantages in front of a single-story one: with the same area, the construction of the foundation and the roof are cheaper, less heat loss, it is easier to arrange the necessary rooms. But at the one-story does not need to build a ladder.

I am not a particular supporter of either one-story or two-story houses. I have heard lot  reviews from owners of large houses who said they did not even go to the second floor. The children grew up, left, and the huge house was empty. At the forum house, many owners of two-story houses often write that if they were building their house now, they would have built a one-story one instead of two-story.

Location of rooms in the house

  In the initial design of the house, think about where the sun will be and what rooms will be sunnyand which not. There is no sun in the north. Kitchen windows can look east, south; air conditioning is desirable in southern kitchen (it is advisable to immediately determine which rooms will have air conditioning). When placing the windows of bedrooms in the east, you need to take care of thick curtains, otherwise the morning sun can wake sleeping people. It should be said that in the east, morning room heating from the sun is possible even in November. On the other hand, in summer, the sun rises above the horizon faster and does not have time to heat up the room.

If there is a noisy street on any side of the house, then you must first take this problem into account and not place the bedroom windows on the side of a noisy street.

The windows to the south is a good solution for those who love bright rooms, the plants in the room will also be happy for the sun. In a room with southern windows in the summer is bad without air conditioning. It is advisable to plant trees on the south side in front of the house, which in the summer will block the bright sun, but in the winter there is no foliage and the additional heat from solar heating will not interfere.

In a two-story house all the bedrooms are better located on the second floor, the kitchen on the first floor.

Should avoid corridors, rooms must be connected by rooms. If, after all, a corridor turns out somewhere, then it should be wide. Corridors should be such that at least two people can easily disperse, i.e. at least 1.5 m in width.

A common mistake of future homeowners when creating their first house plan is the neglect of wall thickness. But the external walls and internal bearing can easily be half a meter thick.

Do not make the room narrow, as in Khrushchev. The closer the shape of the room to the square (rather than rectangular), the better. I advise you not to make the width of the main rooms less than 3 meters.

Interior doorways without doors can be quite wide, it looks good.

It is necessary to correctly calculate the required area for each room. It is necessary to draw a room and carefully arrange all the necessary furniture, correctly considering its size. Too large rooms are harder and more expensive to cool with air conditioning in the summer heat.

Although in two-story houses, bedrooms are usually located on the second floor, it is desirable to have at least one bedroom on the first floor for the older generation or for yourself, so to speak, “for the future”.

It is advisable to plan the house so that in winter it was possible to block the natural movement of the warm air from the ground floor to the second by the stairs.

Not bad, if the windows of frequently used rooms look into the courtyard: it is clear who came or went, what children do, etc.

The ground floor is good for many factors, but the fact that with a heated basement floor on the ground floor will be much warmer is particularly important, floor insulation will not be required. But the construction of the basement is expensive.

It is desirable to make the main interior doorways wide, interior single doors 80-90 cm, no longer necessary, but less too. There is a non-collapsible overall furniture, it should easily sweep into the right room. It is undesirable to make openings under doors of non-standard sizes, the doors to order are more expensive than usual.

Kitchen and bathrooms in the house should be large, you should not save in such places on the area. I saw projects where many manage to make a tiny uncomfortable bathroom next to the bedroom with a house area of ​​250 m2. Bathrooms (toilets) should be several, at least two, and preferably three. A bathroom should be on each floor.

If the owners plan a dog, then if you want to bring it into the house, it will need to be washed somewhere. And if the bath is far away, then the dog can stain the floors, carpets, and besides, it is inconvenient and not hygienic to wash the dog in an ordinary bath.

Rooms with a ceiling height of two floors, for example, a living room, look very cool. This technique is also called the "second light." Such things are best done in very large homes. There may be difficulties in winter, because all the warm air will go up.

It is nice to have on the second floor a mini-kitchen with a small fridge, microwave and electric kettle. This is the case if you go far to the first floor.

The boiler room is a source of noise, so it is undesirable to have it near the bedroom. And although, according to the rules, a gas boiler (up to 60 kW) can be hung in the kitchen, it is still advisable to have a separate boiler room. A boiler in the kitchen is another “pleasure” in the form of a quiet but low and uninterrupted hum.

Many people want to build attic, especially those who lived before this all the time only in the apartment. I am not a supporter of penthouses, I think that a full-fledged second floor is better and more comfortable. However, to build an attic is cheaper than a full floor with a roof, but this is the only plus attic. "Romance" quickly passes. I am sure that most of the owners of mansards, if they could go back and would not be limited in finances, would build themselves a normal second floor.

It is better to make just in case two exits from the basement. However, if there are windows in the basement (and they are needed), then this is not necessary.

It is also necessary to decide whether veranda. The veranda is blocking the sunlight to other rooms; perhaps it is better to simply make a spacious and heated room with large windows around the perimeter of the walls of the house.

  And now a few of my notes on the windows:
  • Windows to the floor look cool. Especially when the view from the window is good.
  • When choosing the height of the window, think about the fact that the curtains have a limited height. True, there are curtains that have just limited width, and cut off the desired height.
  • When planning a window, think about how to wash it, if it is large, especially from the outside.
  • It looks interesting window without a battery at the bottom and under the window of the recess for her. But this is only an observation.
  • Looks great window in the ceiling, or even a glass ceiling.
  • It looks interesting window in another room.
  • Do not be afraid that due to the large number of windows it will be cold. Modern two-chamber double-glazed windows with an I-coating have a heat transfer resistance higher than that of a 54 cm thick wall of ordinary ceramic brick.
  • It is necessary to abandon the "Khrushchev methodology" one window per room. A room with several windows usually looks prettier than one. But there is no need to be zealous with the number of windows either, otherwise the furniture will have nowhere to put.
  • Windows with both opening flaps look much better than with one opening.
  • The bathroom should have a full window, not a small window.

Ceiling height

  Many people, drawing for the first time the layout of the house, do not think about the height of the ceilings. People who lived in apartments with low ceilings often later make themselves too high ceilings, so to speak “with a margin”.

Very high ceilings are additional costs: the cost of building walls, interior decoration and stairs increases, additional cubic meters of air and external walls will have to be heated, i.e. heating costs are rising. The temperature difference between the air below and at the top of the room can be from 0.4 to 1 ° C per meter of height, i.e. with a room height of 3.5 m, the temperature difference can reach 3.5 ° C.

The ideal ceiling height is a very difficult parameter; you should always take into account the area of ​​the room. The ceiling should not crush, but the room should not be like a well. I think that for a room with an area of ​​17 m 2 ?? 2.5 m crushes, and 3 m just right. But for a larger area, more height is needed. This means that rooms on the same floor are better not to make them significantly different in size, then you can choose the optimal height. It should be remembered that the flooring of the finishing floor will also “eat” additional centimeters.

Low ceilings limit the use of some chandeliers: a tall man can simply beat his head against the bottom of a long chandelier.

Theoretically, it is possible in the project to provide different ceiling heights for different rooms on the same floor. By the way, I saw such a decision in Petersburg in the Hermitage, where huge halls coexist with small rooms with low ceilings. In small rooms, wells, you can underestimate the high ceiling with plasterboard or wood, forming a void between the ceiling and false ceiling.

With high ceilings, the door can be made larger in height, not 2 m, but 2.30 is acceptable. True, then the doors will have to be ordered in the workshops, standard doors are rarely of such height.


  Too small balcony. The owner of the house will actually go out on it only a couple of times a year. But at least the balcony serves as a roof over the porch.

Does a private house need a balcony? Many people who have built a balcony often say that they do not use it, that it is easier to go out to the courtyard than to go to the balcony. If you want a balcony, then it is better to make it large at once, no balconies of 3x1 m. There should be enough space on the balcony for a lounger (better for two), a table, pots of flowers, etc. You will make the balcony small - it will become only a decorative element on the facade of the house. Examples of spacious balconies: one and two.

The spacious balcony is good especially in the case when the house is in a dense urban area, when people practically do not have their own yard.

The spacious balcony-terrace can be placed, for example, above the garage adjacent to the house.

Balcony fencing is better to do a height of at least 1 m, it is a matter of security. By the way, in GOST 25772-83 the minimum height of a balcony fence in buildings up to 30 m high is just 1 m. But I know from personal experience that it is not enough and it is better to make a fence 1.1 m or more in height.

The floor of the open balcony must be at least 10 cm below the lowest point of the balcony door. For example, if the floor of the open balcony and the floor in the room is a single slab, then in the opening of the future door you need to lay out one row of brickwork at the bottom, plaster and only then put the door on top.

On the balcony without a canopy in the winter snow can accumulate significantly. During rains, water may stagnate if there is not enough slope.

Stairs

  It should be understood that a comfortable staircase will occupy a considerable area in the house.

If a disabled person or an elderly person will live in the house, then in addition to the stairs you can install an elevator. There are elevators for small cottages.

  What to do garage ?? combined with the house or separate? Still combined garage ?? This is some load from the car (maybe two) on the foundation (3 additional tons), if the foundation and the garage are common. Although it is, of course, a little compared with the total weight of the brick-concrete house. On the other hand, an adjoining garage, not even heated, saves heat in the house, but this plus is insignificant.

Often, building a house and a detached garage can be much cheaper than building a house with a combined garage. It is important to distinguish between the “built-in” garage when the floor of the house is above it, and the attached garage, which stands close to the house, but on a separate light foundation. The second option will be cheaper.

Exhaust gases from the garage can get into the house, so you need to make high-quality ventilation in the garage. Also, the entrance to the garage from the house is best done through two hermetic doors, preferably with a glass opening. But there is still no guarantee against missing exhaust from the combined garage into the residential part of the house.

The garage should have a slope for the outflow of water, for example, to the middle and into the courtyard. In the garage should be a tap with cold water and preferably drain into the sewer.

It is good to make the entrance to the combined garage of the house from the vestibule / hallway, then you will not need to take off your shoes and shoes several times.

The garage door must be comfortably wide so that it can be easy and quick to check into. The height of the gate must be done with a margin so that even a tall SUV or van can enter the garage. The height of the gate 2.4 m should be enough for most modern cars.

The area of ​​the garage should be sufficient for parking two cars, and with a margin, because cars can be of various sizes.

In the garage, an inspection pit is desirable, but not necessary. To protect against precipitation and runoff from the floor of the garage, the bottom of the garage doors must be at least 10 cm above ground level.

Above, we have disassembled how to make the layout of the house with our own hands, but on what basis to place the rooms in it, we have not touched.
